Bigger lots. Bigger floor plans. A quieter street than you'd expect this close to Camelback Mountain. Moundview is where I send buyers who love Arcadia's lot sizes but want a lower price point.
Where it sits
Moundview is south of Arcadia and west of Sherwood Heights, inside the 85008 zip code in east Phoenix, where the streets were laid out generously and never got carved up. It's close enough to Arcadia to cross over for dinner, and close enough to Papago Park that a hike or bike ride doesn't take a real commute.
What's on the ground
Most homes run about 2,100 to 3,200 square feet on lots with real room: space for a pool, a usable yard, and wide setbacks from the neighbors. Compared to Orangedale a few streets over, the housing stock skews a little larger.
Pricing has historically run above the 85008 median [add source and month], closer to what you'd expect from bigger homes on bigger lots. The right number depends on the street and how recently the home was updated, so I'd rather pull current comps for the exact block than quote a neighborhood-wide figure.
Why buyers end up here
Moundview solves a math problem: buyers want the square footage and the yard, and Arcadia's premium doesn't pencil out. Moundview offers bigger lots, quieter streets, and easy trail access at a price that leaves room in the budget.

Arcadia dining and the canal path: minutes away.
Papago Park and the mountain preserves: practically next door.
Schools: check the district and school for each address with the district directly.
What to walk in expecting
Homes here span several decades of construction, so inspections are worth the money no matter how good a house looks. Compare a Moundview lot in person against what the same budget buys in Arcadia; the difference in usable outdoor space is often the whole argument.
