If you have to sell in a slow month
Pricing is everything. In a slower market, the margin for overpricing is essentially zero. A home priced at or slightly below market will generate activity even in a slow month.
Presentation has to be exceptional. When there are fewer buyers, every showing counts more. A home that photographs beautifully and shows immaculately will dramatically outperform the competition regardless of time of year.
Make the showings work. In August, shift open houses to early morning or evening. Keep the AC comfortable. Highlight shade, pool, and indoor-outdoor features.
"The best time to sell is when you're ready and the home is ready — not necessarily when the calendar says so. The right strategy makes an enormous difference in your outcome."
