How to Choose a Scottsdale Neighborhood: McCormick Ranch, DC Ranch, Arcadia, and More (2026)
The right Scottsdale neighborhood depends on your budget and the way you want to live day to day. Here's how the most-asked-about options compare, based on homes Jared and I have actually been inside over [12] years.
Start with one question: planned or organic?
Some buyers want the master-planned version: greenbelts, community pools, connected bike paths, an HOA keeping it tidy. Others want the organic version: mature trees, no two houses alike, long-time owners next to new arrivals. Scottsdale does the first one brilliantly. The second one is where things get interesting.
McCormick Ranch. Lakes, greenbelts, about 25 miles of bike paths, and central commutes. Housing is mostly 1970s to 1990s, so renovation quality is the thing to watch.
Gainey Ranch. Smaller and more polished, gated in sections.
South of Shea, near the 101. Single-level homes on real lots, 15 minutes from most of the city, often at better value per square foot.
DC Ranch and Silverleaf. Community programming and big views. The tradeoff is distance: you'll be in the car for most errands.
Arcadia (technically Phoenix). Flood-irrigated lots, 60-year-old trees, the canal path, and LGO and Postino close by. Much of Arcadia is served by Scottsdale Unified (Hopi, Ingleside, Arcadia High); verify by address. As of [month 2026] the median is around [$X] and about [X]% of purchases are cash, per [source].
